I am looking for an SBA 504 loan but find that banks are requiring as much 30% down in equity. I think I can raise 20% in equity. Is there anywhere I can get a grant for the other 10%?

On the grant, not typically on a normal commercial business unless its high tech, in which case you might explore the NSF Grant program. If you’re creating local jobs, you might consider partnering with a community development corporation which can access grants or higher risk debt to lend to you to fill in your equity gap.
